Asset Classes and Their Characteristics for NISM V-A
Updated 11 October 2026 · Fact-checked
An asset class is a group of investments that behave alike, such as equity, debt, gold, real estate and cash. Each differs in expected return, risk and liquidity. To answer exam questions, place the asset on the return-risk-liquidity ladder: equity highest on return and risk, cash highest on liquidity and lowest on return.
Understand Asset Classes and Their Characteristics
An asset class is a group of investments with similar features and similar behaviour in the market. The main ones you meet in India are equity, debt, gold, real estate and cash. Mutual funds let investors reach most of them through one product.
Equity means part ownership in a company. The investor gains from price rise and dividends. Returns are not fixed and can be negative in the short term. Over long periods equity has historically offered the highest return potential among these classes, but it carries the highest volatility. Listed shares can be sold on an exchange, so liquidity is good.
Debt means lending money. The borrower (government, company or bank) pays interest and returns the principal at maturity. Returns are more predictable and risk is generally lower than equity. Risks still exist: credit risk (the issuer fails to pay), interest rate risk (bond prices fall when interest rates rise) and reinvestment risk.
Gold is a store of value and is often used as a hedge against inflation and uncertainty. It pays no interest or dividend, so the return comes only from price change. It can be held as jewellery, coins, gold ETFs, gold funds or sovereign gold bonds. Real estate is a physical asset giving rental income and price appreciation. It is illiquid, needs a large ticket size, has high transaction costs and has a long selling time. Valuation is not transparent.
Cash and cash equivalents (savings account, money market instruments) offer the highest liquidity and the lowest risk, but the lowest return. After inflation, the real return can be near zero or negative. No asset class is best on all three features. This trade-off is why investors combine classes.
Key formulas to remember
- Return ranking (long-term expectation)
- Equity > Real estate / Gold (varies) > Debt > Cash
- Use as a general guide only. Actual returns vary over time. Equity has the highest return potential, cash the lowest.
- Risk ranking
- Equity > Real estate / Gold > Debt > Cash
- Higher expected return comes with higher risk. Equity is the most volatile of the main classes.
- Liquidity ranking
- Cash > Listed equity, gold ETFs, liquid debt > Real estate
- Real estate is the least liquid. Cash is the most liquid.
- Real return (approximate)
- Real return ≈ Nominal return − Inflation rate
- Explains why cash can lose purchasing power.
- Source of return
- Equity: dividends + price gain. Debt: interest + price change. Gold: price change only. Real estate: rent + price gain.
- Gold gives no regular income.
How to solve Asset Classes and Their Characteristics questions
Most questions ask you to match an asset class to a feature or to pick the odd one out. Use the same sequence every time.
- 1Identify the asset class named in the question or the feature being described.
- 2Recall its nature: ownership (equity), lending (debt), store of value (gold), physical property (real estate) or short-term parking (cash).
- 3Place it on the three scales: return potential, risk and liquidity.
- 4Note the source of return: dividend, interest, rent or price change only.
- 5Read qualifiers such as 'most', 'least', 'only' or 'generally'. Absolute words are usually traps.
- 6Eliminate options that reverse the return-risk link, such as 'low risk and high return'.
- 7Choose the option that fits the class on all points, not just one.
Quickest way: Three-scale ladder
When to use it: Use for any one-line MCQ comparing asset classes on return, risk or liquidity.
- Memorise the order: Equity, Real estate/Gold, Debt, Cash for return and risk.
- Memorise liquidity separately: Cash on top, real estate at the bottom.
- Remember that gold pays no income and real estate is illiquid.
- Pick the option consistent with the ladder and drop any option breaking the return-risk link.
Common mistakes in Asset Classes and Their Characteristics
Treating debt as risk-free.
Fixed interest looks like a guarantee.
Fix: Remember credit risk, interest rate risk and reinvestment risk. Only the lowest-risk instruments, such as government securities held to maturity, are close to default-free.
Saying real estate is highly liquid because property is valuable.
Value is confused with ease of sale.
Fix: Real estate takes time to sell, has high transaction costs and large ticket size. It is the least liquid of the main classes.
Believing gold earns regular income.
Gold is seen as an investment like a bond.
Fix: Physical gold and gold ETFs give only price change. Sovereign gold bonds are the exception, paying interest.
Assuming equity always beats other classes.
Long-term averages are read as guarantees.
Fix: Equity has higher return potential over long periods, not in every period. It can fall sharply in the short term.
Ignoring inflation when judging cash.
Cash looks safe because the amount does not fall.
Fix: Cash is safe in rupee terms but may lose purchasing power if returns are below inflation.
Worked examples
Example 1

Exam tips
- Learn the ranking of return, risk and liquidity for the five classes. Most questions test it directly.
- Watch for absolute words like 'always', 'guaranteed' and 'risk-free'. They usually mark a wrong option.
- Know the source of return for each class. Gold's lack of income is a favourite.
- Link the topic to inflation: cash and low-yield debt can give low real returns.
- V-A has no negative marking, so attempt every question and use elimination.

Asset Classes and Their Characteristics: frequently asked questions
What are the main asset classes in India for NISM V-A?
The main ones are equity, debt, gold, real estate and cash. Focus on how each differs in return, risk and liquidity. Mutual funds give access to equity, debt and gold.
What is the difference between equity and debt investments?
Equity is ownership in a company with variable returns and higher risk. Debt is a loan to an issuer that pays interest and returns the principal at maturity, with generally lower risk. Debt still carries credit and interest rate risk.
Why is real estate called illiquid?
A property cannot be sold quickly at a known price. The sale takes time, costs are high and the buyer pool is limited. Equity shares and units of funds are much easier to sell.
Does gold give regular income?
No. Physical gold, gold ETFs and gold funds give returns only through price change. Sovereign gold bonds pay interest in addition to price gain.
