Metro Homes Ltd is developing a large township in three phases, each with its own approvals. How does the RERA Act, 2016 treat registration for this township?

Each phase is treated as a stand-alone real estate project, and the promoter must obtain registration separately for every phase. A single registration covering the whole township, or only the first phase, does not satisfy the Act.

  1. AOne registration for the whole township is enough
  2. BEach phase is a stand-alone project and must be registered separatelyCorrect
  3. COnly the first phase must be registered; later phases are covered automatically
  4. DRegistration is needed only for phases exceeding 500 sq m

Explanation

The Explanation to section 3 states that where a project is developed in phases, every phase is considered a stand-alone real estate project and the promoter must obtain registration for each phase separately. A single registration for the whole township therefore does not satisfy the Act.
